Everything in this guide is written to be copied and pasted. Work through the parts in order — Part 0 comes first for a reason. Total time: about 30 minutes for Parts 0–2, then 15 minutes a week after that.
You have two Google Business Profiles. I verified this in your own signed-in Chrome by loading both and checking the ownership banner on each.

The problem in one sentence: the listing you've been maintaining has no address, and Google requires a verified address or service area to show a business in the local pack or on the map — so the profile you control cannot rank, and the profile that actually appears when someone Googles you is one you can't edit.
The good news: both listings sit at zero reviews. Reviews never survive a deletion and only carry across through a true merge, so fixing the split costs you nothing right now. That stops being true the moment either listing starts collecting reviews — which is exactly why this comes before any review campaign.
Every service, post and answer below is aimed at one of four people. This is deliberate — generic agent content is why most profiles generate nothing.
| Audience | What they're actually worried about | Content aimed at them |
|---|---|---|
| 1. The Halton move-up seller 35–55, owns a 1990s–2000s home in Oakville, Milton or Burlington, equity-rich |
"How much do I have to fix before listing, and am I about to waste $40,000 on the wrong rooms?" | Free Reno Estimate · Two-number valuation · Prep plan · Posts 1, 2, 5, 9, 10, 13, 16, 18 |
| 2. The first-time buyer at the edge of affordability 28–38, looking in Milton, Burlington, east Hamilton |
"What's the real total cash I need, and will this older house bankrupt me after closing?" | First-Time Buyer Roadmap · Posts 4, 12, 20 |
| 3. The pre-construction buyer 30–50, comparing Halton and Peel releases |
"Which builder actually delivers, and what do the upgrades really cost once I'm in the design centre?" | VIP Access · Current Releases · Posts 3, 8, 14, 17 |
| 4. The small investor 40–60, one to three doors, Halton and Hamilton |
"Does this property actually cash-flow once the renovation is priced honestly?" | Cash-Flow Analysis · Sell-or-buy-first · Posts 6, 7, 19 |
Your single differentiator, used throughout: you are the only agent in this market who priced the work for 25 years before selling the house. Every piece of content below leans on that. Nothing is written that a generic agent could also have written.
Do not load any content until this is settled. Everything you add to the address-less listing is wasted effort.
Go to business.google.com → Manage now → Add business → Add your business to Google.
Type Yovan Gabric in the search box.
In the dropdown, pick the result showing 1075 North Service Rd W Unit 17, Oakville. This is the critical step — make sure you select the one with the address, not the address-less duplicate. If you're unsure, open this link in another tab to confirm you're looking at the right listing:
(a) "This business is already claimed." Google will show you a masked owner email,
something like y••••@••••.com. Look at it carefully before you do anything else.
(b) It offers you verification directly. Choose postcard, phone or video and complete it. Postcard takes about 5–14 days to arrive at the Oakville office — tell the front desk to watch for it.
The current owner has 7 days to respond. If they don't, you can claim it yourself. Watch for Google's follow-up email — the window closes quietly and people miss it. Put a reminder in your calendar for 8 days from filing.
Now deal with the duplicate. Request a merge through Google Business Profile support, or mark Listing B as a duplicate from within its own dashboard.
Do not delete Listing B before Listing A is confirmed yours. If the claim fails for any reason, B is all you have.
All of this lives under Edit profile → Business information. Do these in order.
Change it to:
Yovan Gabric — Royal LePage Pinnacle Real Estate
Why: Google's guideline for practitioners technically says name-only. RECO's rules require the brokerage name in your public identification. When those conflict, follow RECO — a Google suspension is recoverable, a RECO complaint is not. Never add keywords like "Oakville Realtor" to the name; that is what actually triggers suspensions.
Primary: Real Estate Agent — leave this alone, it's correct.
Add as secondary:
Do not add Construction Company or General Contractor. It confuses Google about what you sell and can pull you into the wrong search results.
Paste this (742 characters, limit is 750):
Yovan Gabric is a REALTOR® with Royal LePage Pinnacle Real Estate, Brokerage, and a licensed general contractor with more than 25 years in construction and renovation. That combination is the point: he can tell you what a home will actually cost to repair, what a renovation is worth, and which problems behind the walls should change your offer.
For sellers, that means knowing which repairs return their cost before listing and which to skip. For buyers, it means an honest read on structure, roof, foundation, electrical, plumbing and moisture at every showing.
Serving Oakville, Burlington, Milton, Mississauga, Hamilton, Etobicoke and the wider Halton Region and West GTA. Residential resale, pre-construction and investment property.
Important: do not add a phone number, URL or promotional offer to the description. Google rejects descriptions containing those, and a rejected edit can put the whole profile into review.
Add each of these as a service area:
Oakville · Burlington · Milton · Mississauga · Hamilton · Etobicoke · Halton Hills · Georgetown
Why this matters: your address puts you in Oakville, but service areas are how you become eligible to appear for searches in the surrounding towns. Eight is a sensible number — adding twenty dilutes you.
"Open 24 hours" reads as low-effort and slightly fake. Set real hours instead:
| Monday–Friday | 9:00 a.m. – 7:00 p.m. |
| Saturday | 10:00 a.m. – 5:00 p.m. |
| Sunday | By appointment |
Then turn on the "Appointment required" attribute.
Replace the plain URL with this tagged version so you can finally tell which leads came from Google:
https://www.yovan-gabric.ca/?utm_source=google&utm_medium=gbp&utm_campaign=profile
Under Bookings, add:
https://www.yovan-gabric.ca/contact?utm_source=google&utm_medium=gbp&utm_campaign=booking
This adds a Book button to your profile. It is one of only a handful of places Google lets you put a link, so use it.
Turn on Chat. Set the welcome message to:
Thanks for reaching out. Tell me the address or the neighbourhood you're asking about and I'll come back to you shortly — usually within the hour during the day.
Note: Google downranks profiles that leave messages unanswered. If you won't check it daily, leave chat off.
All four attribute groups are currently empty. Under More, set:
Go to Edit services. There are two jobs here.
These carry more ranking weight than anything custom, because they map to Google's own taxonomy. You'll see six groups, each with a > arrow. Open each one and tick every sub-service that genuinely applies:
Be honest here. Ticking services you don't offer produces bad-fit leads that waste your time.
Use + Add more services. You already have one custom service — "Improving and preparing property for sale." — leave it. Add these eight. Name first, then description.
A room-by-room plan for what to fix and what to skip before your Oakville or Halton home hits the market. Built by a REALTOR® who spent 25 years as a licensed general contractor, so the advice reflects real trade pricing and real buyer response — not guesswork.
Two numbers instead of one: what your home is worth today as it stands, and what it should achieve after targeted preparation. Grounded in comparable Halton sales plus a construction professional's read on condition, which automated online estimates cannot see.
Real cost ranges for kitchens, baths, basements, additions and full renovations in today's Halton market, priced by someone who hired the trades for 25 years. Useful whether you are preparing to sell or deciding what a home you are buying will need.
A walkthrough of a property you own or are considering, focused on what is actually behind the walls. Structure, roof, foundation, electrical, plumbing and moisture — each flagged with the cost to address, before an inspector or a buyer finds it for you.
A week-by-week countdown to your list date. Which trades to book first because availability decides the timeline, what sequence the work has to happen in, and where the preparation budget earns its best return.
Guidance for buyers relocating into Oakville, Burlington and Milton. Neighbourhood and school comparisons, commute realities, housing stock by era, and what each construction vintage means for maintenance cost and renovation potential.
Professional photography, floor plans and staging direction focused on the rooms that decide the sale. Includes prep sequencing, so the trades, the cleaners and the photographer arrive in the right order before list day.
Buying and selling condominiums and freehold or condo townhomes in Oakville, Burlington, Milton and Mississauga. Status certificate review, reserve fund realities, maintenance fee trajectory, and which building issues eventually become your problem.
Note: services cannot contain links or phone numbers — Google strips or rejects them. Links go in Posts (Part 4).
Your last photo upload was 376 days ago. Photo recency is a live ranking signal, and profiles with more photos get materially more clicks through to the website.
The renovation photos matter most. They are the visual proof of the one thing that makes you different, and no other agent's profile in Halton has them. Prioritise these over more staged living rooms.
oakville-kitchen-renovation-before-after.jpg, not IMG_4821.jpgAdd one or two photos every month. Recency counts for more than volume.
Posts are the single most important thing in this guide after fixing the ownership split. Here's why: Posts are the only surface on your profile that carries a clickable link. Products — which normally do that job — don't exist for the Real Estate Agent category. I checked. So every link into your website has to come from here.
Posts stay visible for roughly six months, not seven days as commonly believed. Posting weekly means around 26 live posts at any time, and posting frequency itself is a top-tier ranking signal.
Cadence: one post per week, Tuesday or Wednesday morning. Work down the list in order. Posts 1–8 are your offers; 9–20 build authority. This bank covers you into Q1 2027.

Know exactly what to fix — and what to skip — before you sell.
Most sellers spend money on the wrong rooms. I spent 25 years as a licensed general contractor before becoming a REALTOR®, so I can price the work and tell you honestly what it returns.
You get a room-by-room priority list ranked by what each item does to your sale price. Real cost ranges for today's Halton market. A skip list of the projects that will not return their cost — usually the most valuable page, and the one nobody else gives you. And inspection-risk flags, so you decide how to handle issues instead of losing the negotiation over them.
No cost, no obligation, no pressure to list. Oakville, Burlington, Milton, Mississauga, Hamilton and the West GTA.
Aimed at: the move-up seller. Button: Learn more → https://www.yovan-gabric.ca/home-value?utm_source=google&utm_medium=gbp&utm_content=home-value
Automated online estimates read square footage, bedroom count and past sales. They have never been inside your home. They do not know you replaced the roof, or that the basement takes water every spring.
Two identical floor plans on the same street can sell tens of thousands apart on condition alone. Reading that gap is exactly what 25 years in construction trained me to do.
You get two numbers: what your home achieves as it stands today, and what it achieves after targeted preparation — so you can decide whether the work is worth doing before you list, instead of guessing at it afterward.
Aimed at: the pre-construction buyer. Button: Learn more → https://www.yovan-gabric.ca/precon-discovery?utm_source=google&utm_medium=gbp&utm_content=precon-discovery
Two minutes of questions instead of twenty brochures.
Tell me what you actually need and I'll narrow Oakville, Milton and Peel pre-construction down to the projects and floor plans that fit — with VIP platinum access where it's available.
Then we look at what really decides whether the purchase works: deposit structure and schedule, realistic upgrade pricing once you're in the design centre, occupancy and closing costs, assignment terms, and the builder's actual record on delivery and finish quality. Those move the real number far more than the headline price does.
Aimed at: the first-time buyer. Button: Learn more → https://www.yovan-gabric.ca/first-time-buyer-plan?utm_source=google&utm_medium=gbp&utm_content=ftb-plan
The number that stops most first-time buyers isn't the purchase price — it's everything around it.
This roadmap gives you the total cash actually required, including land transfer tax, legal fees, title insurance, adjustments and moving costs. Plus FHSA and Home Buyers' Plan strategy, a realistic month-by-month timeline from saving to keys, and a clear view of what your budget buys in Oakville, Burlington and Milton right now.
And a construction read on the housing stock: which building eras carry which maintenance costs, so your first home doesn't arrive with a surprise renovation bill attached.

A week-by-week plan counting back from your target list date.
Preparation fails on sequencing more often than on budget. Trades get booked out, paint has to happen before photography, and the cleaners need to come last. Miss the order and your list date slips by a month.
You get what to fix and what to skip, where the prep budget should go for the best return, which trades to book first because availability — not money — decides your timeline, and the full countdown from today to photography day. Built from 25 years of hiring the same trades who'll be doing this work.
Aimed at: the small investor. Button: Learn more → https://www.yovan-gabric.ca/investments?utm_source=google&utm_medium=gbp&utm_content=investments
The purchase price is only the beginning.
An honest analysis of what a rental or multi-unit property in Halton or Hamilton actually earns and actually costs to hold — carrying costs, vacancy, maintenance reserve, management, and the renovation spend needed to reach the rent you're projecting.
The renovation number is where most investor pro-formas break. I priced that work for 25 years before I sold real estate, so the improvement budget in your analysis will be a real one rather than a placeholder. Includes the exit view: what improving the property does to its value.

The most expensive decision in a move, and it gets made before anyone lists anything.
A reasoned recommendation on whether to sell your Oakville or Halton home before buying the next one — based on your actual equity position, not general advice.
We work through your equity math and what it funds, bridge financing realities and what it genuinely costs, the downside of each path if the market moves against you, and how condition and preparation timing affect which order makes sense for your home.
There is a right answer for your situation. It is not the same answer for everybody, and getting it wrong is expensive in both directions.

Dedicated pages for the pre-construction projects generating the most interest right now — each with current plans, pricing and incentives by request.
Currently featured: South Banks Towns, OG Towns, Kerr Street Executive Towns, Mattamy Oakville, Mattamy Milton, and remaining Friday Harbour inventory.
Compare the project, not just the promotion. For each one you get the builder's real delivery record, the deposit schedule, what the upgrades actually cost, occupancy and closing cost estimates, and an honest view of which floor plans hold value and which don't.

The most valuable page in any pre-listing plan is the one telling you what NOT to do. A full kitchen gut before selling almost never returns its cost. Finishing a basement to sell, rarely. But repainting in a neutral, fixing the visible water staining, and making the front entry look maintained pay every time. The difference is that buyers price risk, not luxury.

The five things a buyer's inspector finds most often in Halton homes, what each one really costs to fix, and why finding them yourself first is worth more than the repair itself. An issue you disclose is a line item. An issue they discover is a renegotiation.

Housing stock by era: what a 1960s Oakville bungalow, a 1980s Burlington two-storey and a 2005 Milton townhome each carry in deferred maintenance, and what to budget for the first five years of ownership.

Same floor plan, same street, sold six weeks apart, tens of thousands between them. It wasn't the market moving. It was condition, preparation, and what each one signalled to a buyer about what they'd have to spend after closing.

The pre-construction upgrade list is where budgets quietly break. Which upgrades are worth taking from the builder, which cost less done afterward, and which ones you genuinely cannot add later.

Every seller has heard that kitchens and baths return the most. Sometimes. It depends entirely on what the rest of the house looks like, what the comparable sales did, and how far the current kitchen actually is from acceptable.

You can post questions on your own profile and answer them. This is legitimate and Google supports it. It's also one of the few places you can include a link.
Post each question, wait a few minutes, then answer it from your own account.
A: No. The pre-listing renovation and upgrade estimate is free and there's no obligation to list. You get a room-by-room priority list, real cost ranges for the Halton market, and a skip list of the work that won't return its cost.
A: Oakville, Burlington, Milton, Mississauga, Hamilton, Etobicoke and the wider Halton Region and West GTA.
A: Both. I'm a licensed REALTOR® with Royal LePage Pinnacle Real Estate, Brokerage, and a licensed general contractor with more than 25 years in construction and renovation. It means I can tell you what a home will actually cost to fix before you buy it or list it.
A: Yes, with VIP and platinum access on current Oakville and Milton releases, plus independent analysis of deposit structures, upgrade pricing and the builder's delivery record.
A: Yes. You get two numbers — what the home achieves as-is and what it achieves prepared — so the decision gets made on math instead of opinion.
Google cross-references your details across the web. Where they disagree, it trusts you less and ranks you lower. You currently have old eXp Realty details still live in four places.
| Where | What's wrong | What to do |
|---|---|---|
| REW.ca | Lists you under EXP REALTY | Contact REW support to update the brokerage, or claim the agent profile |
| RealEstateAgents.com | Stale profile, listed under Toronto | Claim it and correct, or request removal |
| Facebook page — About section | Still shows yovan.gabric@exprealty.com and yovangabric.exprealty.com | Edit directly. This is the quickest win of the four |
| Yelp | Unmanaged listing under "Yovan Gabric - Royal LePage Pinnacle Brokerage" | Claim it. Details should match your GBP exactly |
The rule: your name, address and phone must appear identically everywhere. "Unit 17" in one place and "#17" in another is enough to weaken the signal.
Your Google Ads account is sitting in draft, and its ad preview points at yovangabric.com — a different domain from yovan-gabric.ca. Decide which one is your canonical site before you spend anything on ads, and point everything at that one. Running two domains splits your authority between them.
Once the setup above is done, this is all it takes to keep the profile working.
| When | What | Time |
|---|---|---|
| Every Tuesday | Publish the next post from the bank in Part 4 | 5 min |
| Every Tuesday | Answer any messages or questions that came in | 5 min |
| Every month | Add one or two new photos, ideally job-site or before-and-after | 5 min |
| Every month | Check Performance → note calls, direction requests, website clicks | 5 min |
| Every quarter | Refresh the market-read post with current numbers | 15 min |
The number that matters is website clicks, then calls. Because every post link is
tagged, you'll also see the traffic land in your site analytics under source
google / gbp — that's your proof the profile is producing.
You have zero reviews. This is the single largest constraint on both your ranking and your conversion rate. A profile with no reviews rarely enters the local pack at all, and when it does, people scroll past it.
You asked to hold the review campaign, so I haven't built it. When you're ready, it's a straightforward piece of work: segmented ask copy for email and SMS, a target list pulled from your BoldTrail and Pinnacle exports, a short review link, and a follow-up sequence. Ten reviews in the first month is a realistic target and would change the profile's performance more than everything in Parts 1 through 7 combined.
One critical sequencing note: do not start collecting reviews until Part 0 is finished and you know which listing survives. Reviews do not transfer between listings except through a true merge — every review that lands on the wrong listing is lost.
