Every builder leads with its smallest home, and that is fair enough. But once you divide price by floor area, the gap here is wide enough to change what you buy. The four small Flats run $779–$848 per square foot. Everything else in the project runs $536–$651. You are paying roughly 40% more per foot for the privilege of a smaller home.
The one I would look at first
The 1118 Garden Town — 1,118 sq ft, 3 bed, 2+ bath, $599,027. At $536 per square foot it is the cheapest in the project, and it is priced identically to the 1071 Sky Town, which gives you 1,071 sq ft, 2 bedrooms and 1 bathroom. Same money, one more bedroom, more than one more bathroom, and a garden instead of stairs.
Garden beats Sky on value
Median $583 per square foot in the Garden Towns against $611 in the Sky Towns. The rooftop terrace is charged for. If you want outdoor space and do not need it on the roof, the garden units are the cheaper way to buy it.
Two plans priced past themselves
The 1181 Sky (1,181 sq ft, 3 bed, 3 bath) is $691,947 — that is 104 sq ft more, and a whole extra bathroom, for $8,849 less than the 1077 Sky. And the 530 Flat at $412,615 is bigger and $12,574 cheaper than the 523 Flat. Ask for those two by name.
Where the three-bedrooms sit
A three-bedroom here starts at $599,027 (the 1118 Garden) and runs to $751,239. For an Etobicoke three-bedroom with its own door and no condo corridor, that is the number to hold against a resale semi on the same streets — which I will pull for you.
