Privacy
What this site collects, and what happens to it.
Short version: nothing is collected unless you fill in a form. There are no cookies, no analytics and no advertising trackers on this website.

This policy covers yovan-gabric.ca. It does not cover the Royal LePage corporate site, social profiles or any third-party site linked from here — each of those has its own policy.
If you only read one section
- Browsing this site sets no cookies and runs no analytics or advertising trackers.
- The only thing collected is what you type into a form, and you choose when to do that.
- Filling in a form is a request for a reply. It does not sign you up for anything.
- You can ask me what I hold about you, or ask me to delete it, at any time — yovan@royallepage.ca.
What is collected, and when
When you browse
Nothing identifying. This site sets no cookies, uses no analytics and carries no advertising pixel. The one piece of information kept in your browser is a single sessionStorage entry called yg-first-touch, which records which link brought you to the site (for example a door-hanger QR code or a social post), the first page you landed on and the date. It exists so I know which of my own materials are working. It is deleted by your browser when you close the tab, is never read by anyone else, and the site works normally if your browser blocks it.
The site is served through Cloudflare, which handles every request and keeps standard server logs — including IP addresses — for security and abuse prevention. That is Cloudflare’s processing, under their terms, not something I can read or export.
When you fill in a form
You decide what to type. Forms on this site ask for some combination of your name, email address, phone number, property address, what you are considering, your timing and any notes you want to add. A form will also record which page you submitted it from and the first-touch line described above, so I know what you were reading when you got in touch.
Please do not send sensitive information through a web form. Financial details, identification numbers, mortgage documents and signed agreements should go by secure channels — ask and I will tell you how.
Why it is collected, and what I do with it
To answer you. That is the purpose, and it is the only purpose a form submission is used for unless you separately and explicitly tell me otherwise by ticking an optional box.
Asking for a renovation and upgrade estimate, a home value review or any other service on this site does not subscribe you to a newsletter or a marketing list. If you want the market brief, there is a separate form for it with its own tick-box, and you can unsubscribe from it at any time.
Where it goes
- To me. Enquiries are delivered into my own enquiry inbox and client-management system so I can reply and keep track of the conversation.
- To my brokerage, where a transaction is involved. I am a REALTOR® with Royal LePage Pinnacle Real Estate, Brokerage (Independently owned and operated). If we go on to work together, the brokerage holds transaction records as the law and real-estate regulation require.
- Pre-construction enquiries also go into my client-management system automatically, tagged with the project you asked about, so the right information reaches you without being re-keyed.
Your information is never sold, rented or traded. It is not shared with builders, contractors or anyone else unless you ask me to make that introduction — and for a contractor introduction I ask you first, every time.
How long it is kept
Enquiries are kept while a conversation is live and for as long afterwards as is useful to you — real-estate decisions often restart a year or two later, and people are usually glad I still have the context. If you would rather I did not, say so and I will delete it. Transaction records held by the brokerage are kept for the period required by Ontario real-estate regulation, and that period is not mine to shorten.
Your choices
- Ask me what I hold about you, and I will tell you.
- Ask me to correct something that is wrong.
- Ask me to delete your information, and I will, except where I am required to keep a transaction record.
- Unsubscribe from any email list at any time, using the link in the email or by replying to it.
Email yovan@royallepage.ca or call 416-953-9545. I handle these myself. If you are not satisfied with how I have handled your information, you can contact the Office of the Privacy Commissioner of Canada at priv.gc.ca.
Security
Form submissions travel over an encrypted connection and are delivered to systems that require a password and, where available, two-factor authentication. No website can promise perfect security, and I would rather say that plainly than claim otherwise.
Children
This site is for adults making property decisions and is not directed at children.
Changes
If this policy changes, the date at the top changes with it. If a change is significant — for example if advertising tools are ever added to this site — it will be described here rather than quietly amended.
A note on advertising. At the time of writing this site carries no advertising or social-media tracking pixel of any kind. If that changes, this page will say so, and it will say what the pixel does, before it goes live.
Questions about any of this
Ask me directly.
Privacy questions come to me, not to a department. Email, call or use the contact form — whichever you prefer.
