Market report · September 2026
What homes in Halton actually sold for.
Every figure on this page comes from the Toronto Regional Real Estate Board’s published Market Watch, released 6 October 2026. No estimates, and no national average dressed up as a local one. Updated the first week of each month.
Benchmark prices
What a typical home costs, by type.
The MLS® Home Price Index benchmark tracks a consistent home rather than whatever happened to sell that month, so month-to-month moves mean something. It is closer to what an appraiser uses than an average is.

Market activity
How much sold, how fast, and for how much of the asking price.
Sales-to-new-listings is the balance gauge: under about 40% favours buyers, over about 60% favours sellers. Months of inventory is how long it would take to clear what is listed at the current pace.

If you’re selling
- Your price is set by the other 1,073 homes for sale in Oakville
- There are 2,625 homes available across Halton and 26,131 across the TRREB area. Buyers compare. The homes that sell first are the ones that need nothing done.
- Expect to sell below asking
- Halton homes sold at 96% of list price on average — Oakville at 96%. Pricing at the market beats pricing above it and chasing it down.
- Condition is doing the work right now
- At 36.5% sales-to-new-listings, Oakville is a buyer's market. Preparation moves your number more than an extra week on the market does.
If you’re buying
- You have room to ask
- 4.2 months of inventory in Halton means time to look, and conditions are being accepted again.
- Benchmark first, asking price second
- The benchmark is a like-for-like price for a typical home of that type. Compare the asking price against it before you decide anything is a deal.
- Townhouses and condos have moved most
- Oakville townhouses are −8.4% year over year and condo apartments −6.2%, against −3.0% for detached. The gap between the two is narrower than it was.

Where does your home sit in these numbers?
A benchmark is a typical home. Yours isn’t typical — it has a roof of a certain age, a basement that either takes water or doesn’t, and a kitchen someone will either accept or price against. Send the address and I’ll tell you where it actually lands.
- What it should achieve today, and after targeted preparation
- Condition notes from a builder’s walkthrough
- The comparable sales on your street, not a regional average
- No obligation to list, and no follow-up campaign
