Why these are shortlists, not searches
The filter is the product.
Every agent can send you a search result. The work worth paying for is the screening — reading the status certificate and the reserve fund study, checking the fee against the square footage rather than the headline, and knowing which buildings in a given pocket are mid-way through work that has not been funded yet.
