In South Oakville in particular, the price of a small older detached home is mostly the price of the land underneath it. That is precisely why the renovation maths works — and why it stops working the moment somebody else has already done the renovation and priced it in.

The read
This one is worth studying precisely because it is the wrong house for this strategy, and understanding why teaches the strategy. At roughly $1,055 per square foot of house on a 7,700 square foot corner lot, you are not buying a building — you are buying about $123 per square foot of South Oakville land with a small structure sitting on it. That is the correct way to price this pocket. But the renovation has already happened: kitchen, flooring, furnace and A/C were all done in 2026. Whoever did that work captured the spread between tired and finished, and the asking price now reflects it. A buyer here is paying retail for someone else's choices and inherits none of the upside. The version of this house you actually want has the same lot, the same street and the original kitchen — and it will look considerably worse in the photographs. That is the point. On a lot-value play the house is nearly incidental; what you are underwriting is land, zoning and what the finished comparable sells for, minus a build cost you have priced properly before you offer.
