Two-minute questionnaire

Let's find the right pre-construction opportunity.

Rather than sending you every brochure and price list, I'd like to understand what you need first — then narrow it to the projects and layouts that may actually make sense for you.

Start here

Tell me what you need. I’ll do the filtering.

Fourteen questions, most of them a single tap. Nothing here commits you to anything, and there is no automated email sequence waiting on the other side of it.

Step 1 of 6What you're looking for

Four quick ones. There are no wrong answers here — this is only so I stop guessing.

What are you primarily looking for?
Which property types interest you?

Select as many as you'd consider.

Bedrooms — what would work?

Select every layout that works, not just the ideal one. Being open to two of these often doubles what I can show you.

Bathrooms — what would work?
Takes about two minutes. No obligation, and no automated drip campaign — Yovan reads and answers these himself.

What you get back

What happens after you send this.

No brochure dump

Every builder will happily send you everything they have. That is marketing, not advice. You get a short list with reasons attached.

A contractor reads the floor plan

I hold a general contractor's licence. Efficient plans, awkward plans, and the ones that photograph better than they live — that read comes free.

Straight talk on whether to buy at all

Pre-construction is not right for everyone, and there is no version of this where I pretend otherwise to win a deal.

Before you sign anything

The price list is the least important document.

Deposit structure, the levy cap, how the HST is worded, assignment rights, occupancy terms and the builder’s track record all move the real number more than the headline price does. Those are the pages worth reading slowly, and they are rarely the ones handed to you first.

If you already have an agreement in front of you, send it over before the ten-day rescission period runs out — that window is the whole point of having it.
