Scope builder
Write it down once. Get quotes you can actually compare.
Most homeowners collect three quotes for three different jobs and then choose the cheapest. That is how projects end in change orders. Twenty minutes here produces a written brief you hand to every contractor — including the ones you found yourself.
Why this is the most useful thing on the site
The scope is the part you control. Everything else follows from it.
A contractor cannot price what has not been described, so they price what they assume—and every contractor assumes something different. That is the entire reason three quotes for “a new bathroom” can differ by forty thousand dollars and all three be honest.
Fill in what you are trying to achieve and at least one must be included line, and your brief builds here.
Everything stays in your browser unless you choose to send it.
Free, and yours regardless
No sign-up wall, on purpose.
This works entirely in your browser and you can print the brief without giving anyone an email address. It is genuinely useful to someone who will never hire me — which is exactly why it is worth building.
- Nothing is transmitted or stored unless you choose to send it
- Take the brief to any contractor, including your own
- Sending a copy to Yovan is optional and gets a personal reply
- No referral fee is accepted from any contractor, ever
Once the quotes come back
The number at the bottom is the least informative part.
What matters is what is included, what is excluded, what happens when something unexpected is found, and how change orders are priced. The hiring guide walks through reading a quote as a document rather than a price.
A brief is not a contract.
This tool helps you describe what you want clearly. It does not create a binding agreement, does not constitute a specification prepared by a designer or engineer, and does not replace professional drawings where the work requires them. Any contract you sign should be reviewed by a lawyer on a substantial renovation.
