None of these findings make a house unbuyable. All of them are cheaper to know about before an offer than after a buyer's inspector raises them. Here is what each one is, how it is identified, and what it means at closing.

Undisturbed is not the same as dangerous.
Most hazardous materials in a house are harmless while they are intact and left alone. They become a problem when someone sands, cuts or demolishes them without knowing they are there—which is exactly what an ordinary renovation does.

Asbestos
The most common hazardous material in Halton's housing stock, and the one most often disturbed by ordinary renovation. Asbestos is not dangerous while it is intact and undisturbed.

Test before you finish. Always.
The single most expensive sequencing mistake in renovation is finishing a space and then discovering what was behind it. A radon test costs very little. Opening a finished basement to install mitigation afterwards does not.
- Identify the era of the house and what it typically contains
- Test or sample before demolition, not during it
- Resolve the moisture source before any finishing work
- Use a contractor certified for that specific material
- Keep every report, invoice and clearance document
- Disclose what you know when you sell
