The read

At 20% down and 4.24% over 25 years this carries about $5,557 a month, all in — principal, interest and tax. A condo townhouse at the same price with a $450 fee would run roughly $6,007. That $450 a month looks like a clean $5,400-a-year saving, and this is where most buyers stop reading. They should not. On a freehold town the roof, the furnace, the windows and the driveway are yours: a shingle replacement is a five-figure event every twenty to twenty-five years, a furnace and A/C pair is another, and nobody is collecting for it on your behalf. Set aside $250 to $400 a month against that and the honest saving is closer to $50 to $200 — with one real advantage that does not show up in the arithmetic. You choose when the work happens and who does it, and you are never outvoted by a board or hit with a special assessment you had no say in. That trade is worth taking if you have the reserve discipline, and expensive if you do not.
