The Free Home Prep Walkthrough

What you get

One visit, and a plan you can act on — or simply keep for later. No cost, and no obligation to list.

01 · Walk

We go through the house together — inside, outside and the mechanicals — looking at it the way a buyer and their inspector will.

02 · Sort

Everything noticed goes into one of three piles: repair before listing, leave alone, or disclose and price for.

03 · Cost

A rough cost range for each item, so you can see where the money is best spent — and where it isn’t.

04 · Plan

A written plan in the right order. If you want trades for any of it, you’ll get names; if you’d rather do it yourself, that’s fine too.

A Short Preview

What’s usually worth it — and what usually isn’t

The goal before listing isn’t a nicer house. It’s fewer reasons for a buyer to offer less — which is a much shorter, much cheaper list.

Almost always worth it
  • Matching, bright lighting throughout $60–200
  • Fresh caulking at tubs, showers, counters $150–400
  • Doors closing and latching properly $0–300
  • Visible leaks fixed, stains repainted $100–600
  • Furnace and A/C serviced, receipt kept $150–350
  • Downspouts and grading moving water away $50–300
  • A deep clean, windows included $300–800
Depends on your house
  • Neutral repaint of main living areasIf walls are bold, dated or it’s been six or seven years.$2,000–6,000
  • Refinishing, rather than replacing, hardwoodIf the boards are sound but worn.
  • Refacing kitchen cabinetsIf the boxes and layout are sound and only the doors look dated.
  • A bathroom refresh — vanity, lighting, tapsIf the tile and tub are sound.
  • Finishing a basementOnly where ceiling height, egress and moisture control genuinely support it.
Rarely, right before a sale
  • Gutting a working kitchenYou’d be choosing finishes for a stranger.
  • Gutting a functional bathroomRefresh the fixtures instead.
  • Additions, dormers, garage conversionsLong timelines, permit exposure.
  • Pools, hot tubs, elaborate hardscapingThey split the buyer pool.
  • High-end appliances installed to sellWorking and mid-range beats the badge.
