Every project says where its information came from.
Most pre-construction sites copy the same brochure copy and the same prices from each other. Here, each project carries one of three labels, and the label decides how far you should rely on it.

From the builder, the sales office in writing, or a municipal record. Dated.
- Brokerage portal
From Royal LePage Pinnacle’s own project inventory — better than a listing site, but not the builder speaking. Price, ownership and occupancy are confirmed with the sales office before you act.

Nothing better than third-party sites yet. A call to the sales office is owed.

Six questions for every sales office.
The brochure answers none of them. Each project page shows which ones are already answered from the documents on file — and the rest are the calls I make before you commit.
- 01Ownership
Freehold, POTL or condominium. It changes your monthly cost for as long as you own the home — and it is the thing most often missing from the marketing.
- 02Price basis
Is the price net of the HST new-housing rebate? An investor who cannot claim it pays more on closing.
- 03Deposit structure
Every amount and every date, and whether they run to calendar dates or to occupancy.
- 04Occupancy
The date written in the agreement — not the brochure — and what the delay provisions allow the builder.
- 05Assignment
Can you sell the contract before closing, at what fee, and are you allowed to advertise it?
- 06Closing costs
Development charges and whether they are capped, utility connections, Tarion enrolment, education levies.
The other half of the decision
New, or resale and renovate?
A pre-construction home is one way to get the house you want. The resale two streets over, with the right work done, is another. The honest comparison runs both over the same years — including the rent or mortgage you carry while you wait.

Who you’re dealing with
What you’re buying is decided on paper — before anything is built.
Before real estate, I spent twenty-five years building and renovating homes. Where a floor plan shows a layout, I see what it costs to build, what it is worth finished, and where the design will cost you later.
That matters most at two moments in a pre-construction purchase: before you sign, and on the day you sit down at the design centre. On both, the useful question is the same — what are you actually buying?
