A roof is the one component a buyer will ask the age of before they ask almost anything else, and the one where the least visible part of the job — flashing, ventilation and the deck underneath — determines whether it lasts.

Most disputes begin with an exclusion nobody read. Confirm both columns against any quote you receive before comparing prices.

  • Tear-off and disposal of existing layers
  • Deck inspection and replacement of damaged sheathing
  • Ice and water shield at eaves, valleys and penetrations
  • Underlayment, shingles, ridge and starter
  • Flashing at walls, chimneys and penetrations
  • Ventilation — intake and exhaust

Normally excluded

  • Structural repair
  • Eavestrough replacement, unless quoted
  • Chimney masonry
  • Attic insulation

What moves the price

Why two quotes for the same room differ.

These are the decisions and conditions that actually drive cost on this trade. Understand them and a wide spread between quotes usually explains itself.

    Number of existing layers to remove and disposal volume.

    Roof pitch and height — steeper and higher means staging, safety systems and slower work.

  3. 03

    Complexity: valleys, dormers, skylights and penetrations each add flashing and labour.

    Sheathing condition, which nobody knows until the tear-off. A good quote states a per-sheet price in advance.

  5. 05

    Shingle product and warranty tier.

  6. 06

    Ventilation correction, which is frequently needed and frequently omitted.

If any of these is missing, ask for it in writing before you compare prices. A quote that cannot answer these questions is not a quote—it is an estimate wearing a suit.

None of these are matters of taste. Each one has a specific consequence, and each is visible before you commit any money.

Before the final payment

Agree a written deficiency list before releasing the last payment. It is the only leverage that survives the end of a job.

What this does to a sale.

Buyers price a roof by remaining life, not by appearance. A five-year-old roof with paperwork is worth more at the negotiating table than a fifteen-year-old roof that 'looks fine'.
