The decision that most affects how a house feels underfoot and how it photographs, and the one most often made on material price alone — when the substrate underneath usually matters more.
Also called: Hardwood · Engineered · Luxury vinyl plank · Laminate
Scope
Most disputes begin with an exclusion nobody read. Confirm both columns against any quote you receive before comparing prices.
What moves the price
These are the decisions and conditions that actually drive cost on this trade. Understand them and a wide spread between quotes usually explains itself.
Subfloor condition and flatness. Levelling compound and sheet-good underlayment are common and rarely in the first quote.
Material — solid hardwood, engineered, LVP, laminate and tile are genuinely different installations, not just different products.
Whether existing flooring comes up, and what is under it. Old vinyl tile and its black mastic are a common asbestos source.
Stairs. Always priced separately, always more than people expect.
Layout — diagonal, herringbone and chevron add labour.
Whether the house is occupied and furniture must be moved room by room.
Concrete slabs, which need a moisture test before anything goes down.
Cost ranges
Rather than repeat a national average that means nothing in Halton, this table stays empty until the figures are ones I have priced myself. The cost drivers above are the part that matters most anyway—they explain why the numbers vary.
If you want a real number for your property, that is what the walkthrough is for.

If any of these is missing, ask for it in writing before you compare prices. A quote that cannot answer these questions is not a quote—it is an estimate wearing a suit.
Walk away
None of these are matters of taste. Each one has a specific consequence, and each is visible before you commit any money.
If you are selling
Consistent flooring through the main level reads as 'renovated' to buyers even when nothing else changed. Three different floors on one level reads as 'piecemeal'.
Ready to hire
Contractors on the bench supply current WSIB, liability insurance and licence documentation, and I have walked their finished work. No referral fee is accepted from any of them.
