Basement finishing

The cheapest square footage you will ever add, and the easiest place to create a problem you cannot see. Finishing a basement before resolving why it is damp does not fix the damp — it hides it until a buyer's inspector finds it.

Scope

What the work is—and what it isn’t.

Most disputes begin with an exclusion nobody read. Confirm both columns against any quote you receive before comparing prices.

Normally included

  • Framing, insulation and vapour control appropriate to a below-grade wall
  • Electrical rough-in and finish
  • HVAC supply and return modifications
  • Drywall, taping, paint and trim
  • Flooring
  • Bathroom, if included
  • Egress and fire separation where a suite is intended

Normally excluded

  • Waterproofing or drainage remediation
  • Underpinning or bench footing for ceiling height
  • Radon mitigation
  • Anything required to make a suite legal, unless the quote says it is a legal suite

What moves the price

Why two quotes for the same room differ.

These are the decisions and conditions that actually drive cost on this trade. Understand them and a wide spread between quotes usually explains itself.

    Existing ceiling height, and whether ducts and beams can be worked around or need to be moved.

  2. 02

    Whether the space is dry today. Any history of water is a stop-and-solve, not a stop-and-cover.

  3. 03

    Insulation strategy. Below-grade assemblies fail when they are built like above-grade walls; getting this right costs a little more and prevents mould.

  4. 04

    Bathroom, and specifically whether the drain is below the slab or needs an up-flush system.

  5. 05

    Egress windows — cutting foundation wall is a different scale of job than framing.

  6. 06

    Whether you are building a rec room or a legal second unit. The second has fire separation, ceiling height, egress and permit requirements that roughly change the entire budget.

If any of these is missing, ask for it in writing before you compare prices. A quote that cannot answer these questions is not a quote—it is an estimate wearing a suit.

None of these are matters of taste. Each one has a specific consequence, and each is visible before you commit any money.

Before the final payment

Agree a written deficiency list before releasing the last payment. It is the only leverage that survives the end of a job.

If you are selling

What this does to a sale.

A finished basement adds real value only when it is dry, permitted and honestly described. An unpermitted suite is a liability at closing, not a bonus — and it will surface.
